Communities and local authorities

Data centers form part of the same infrastructure layer as power generation, transport, and telecommunications. They enable hospitals, financial systems, public services, AI, and cloud operations. In the Nordic region, they are powered by renewable energy and operate under some of Europe's strictest environmental and regulatory frameworks. Concerns often relate to energy use, local benefit, or environmental impact, yet grid capacity is never diverted from households—projects proceed only where approved capacity exists or is reinforced. Modern facilities feature efficient cooling, strict noise and water controls, low traffic impact, and no direct emissions.

Locally, data centers create lasting value through property taxes, infrastructure upgrades, and skilled employment. They represent stable, low-disturbance industrial activity compared with traditional heavy industry. Development follows a transparent process involving zoning, environmental review, and public consultation. Each site progresses through a defined maturity process that includes grid dialogue, environmental and regulatory reviews, fiber verification, and terrain analysis. Only projects meeting key technical and commercial thresholds advance toward transaction readiness.

Our approach is built to meet institutional standards for investment, transparency, and ESG compliance. Documentation is prepared for efficient evaluation across technical, financial, and sustainability teams, addressing capacity position, grid reinforcement timelines, connection costs, and phased development potential. Arcem's goal is to transform raw land into de-risked, execution-ready powered land assets through joint ventures, long-term partnerships, or direct transactions aligned with operator strategy and capital objectives.

Landowners and municipalities

Land suitable for data center development must meet defined infrastructure and regulatory criteria. Proximity to substations, realistic power capacity, compatible zoning, fiber connectivity, environmental conditions, and suitable terrain are decisive factors. A large plot alone is not sufficient—grid feasibility and regulatory alignment ultimately determine viability. For landowners and municipalities, a structured feasibility process clarifies whether a site has credible potential through early grid dialogue, indicative capacity review, zoning assessment, and environmental screening.

When fundamentals support progression, a clear development roadmap is established. Data center projects can transform industrial land into modern digital infrastructure that generates stable income and strengthens local value. For municipalities, such projects align with industrial and energy strategies, expand the tax base, and avoid high-emission activity.
